1) Chi sono e cosa voglio fare

Il mio nome è Nicolas Gentile, ho 37 anni e sono stanco di sognare!

Voglio realizzare i miei sogni e uno di questi, il più bello e genuino e puro è quello di costruire La Contea dei mezzuomini descritti in libri e film!

Sono laureato in Geologia ma da 15 anni faccio il pasticcere.

Anni fa ho iniziato a creare eventi a tema fantastico dove il cibo e soprattutto i dolci erano al centro di tutto e infatti questi eventi hanno sempre avuto un enorme successo perchè ho scoperto che la convivialità, lo stare assieme e il condividere il cibo con sconosciuti aiutava a cementare i rapporti e creava un vero incantesimo tra i partecipanti di questi eventi.

Ma col tempo anche questo iniziava a starmi stretto.

Gli eventi erano piccoli ritagli di tempo in cui vivere un contesto fantastico, ma io volevo che questa magia durasse molto ma molto più a lungo!

Ecco perchè ho deciso di creare un luogo meraviglioso amato da tutti fin dall’infanzia ma che avesse al suo interno lo stesso spirito di convivialità e pace e gentilezza che ho sempre sognato: La Contea Gentile!

2) Cos’è il progetto “La Contea Gentile”?

Questo progetto ha due componenti, quella più umana e sociale e quella architettonica.

Per quanto riguarda la prima voglio che sia un luogo reale, non fatto di finzione come un parco dei divertimenti, dove le persone possano incontrarsi e vivere momenti di pura magia e semplicità, conoscendo me e la mia famiglia che gestiremo il tutto in maniera del tutto naturale e a conduzione familiare.

Architettonicamente la Contea Gentile è un bellissimo pezzo di terra di oltre due ettari immerso nelle campagne tra le colline abruzzesi, in Italia e sul quale saranno costruite delle case all’interno della collina. Una Casa Grande di oltre 350metri quadrati con innumerevoli stanze e saloni nei quali perdersi come in una tana e altre 4 case ipogee più piccole (di circa 50 metri quadri) dove poter soggiornare e mangiare e vivere avventure.

Non voglio costruire tutto questo per meri fini economici. Certo, dovrà autosostentarsi e quindi sarà una sorta di “agriturismo fantasy”, ma il vero intento è quello di calamitare qui e attorno a me, persone nei cui occhi ancora si cela la meraviglia per questi aspetti della Vita.

3) Quanto costerà realizzare “La Contea Gentile”?

Per costruire il tutto si necessiterà di Un milione e mezzo di Euro (1.500.000 € ).

Il costo è dovuto in larga misura dal tipo di materiali e dalle tecniche di costruzione che si adopereranno per realizzare la Contea: vogliamo infatti che tutto sia ecosostenibile ed eco compatibile, perchè la Natura è la nostra vera Contea e dobbiamo adottare ogni minimo accorgimento per non distruggerla ulteriormente e per preservarla.

Le case saranno in legno lamellare derivante da piantagioni ad hoc e i riempimenti in materiale biologico. Le strutture avranno un’efficienza energetica superiore alla media e forse, l’unico aspetto inquinante della loro costruzione, sarà il trasporto del materiale fino alla Contea. Ma speriamo di risolvere anche questa problematica.

Gran parte del costo del progetto sarà destinato alla Grande Casa. Ho deciso di farla grande, davvero grande e oltremodo comoda e labirintica perchè credo che tutti, almeno una volta nella vita, abbiano sognato di poter attraversare la verde porta rotonda e perdersi tra i corridoi della Casa nella Collina. Avrei anche potuto ridimensionare il progetto o fare tutto in cemento armato per abbattere i costi, ma non sarebbe più stato il coronamento di un sogno ma solo qualcosa che poteva somigliarci e che non era. No, quando si realizza un sogno lo si fa per davvero o non lo si fa per niente.

Dai preventivi dei costruttori la Grande Casa avrà un costo di realizzazione di circa 650mila euro a cui aggiungere i costi per le fondazioni, gli impianti e tutti gli interni che saranno anch’essi come quelli che immaginiamo da chè abbiamo sognato di entrarci dentro. Quindi quasi Un milione di euro saranno necessari solo per la Grande Casa.

Le altre strutture, che saranno accatastate come bungalow, saranno all’incirca di 50 metri quadrati e al loro interno avranno una camera da letto spaziosa, un bagno comodo e ben attrezzato (certo, forse i mezzuomini non avevano queste comodità moderne, ma se vogliamo davvero essere comodi come loro dovremo godere degli standard moderni di comodità!) e un salottino con un vero camino, da accendere nei mesi autunnali e invernali.

Queste strutture saranno collegate da sentieri, ponticelli e viuzze da poter percorrere assaporando i profumi e i colori della campagna.

Ci sono già tanti meravigliosi alberi nella Contea Gentile, tra cui una Quercia di oltre 200 anni, ma vogliamo piantarne di altri, anche da frutta, e siepi e fiori di ogni colore e odore e avere degli orti da coltivare e da far coltivare a chi verrà a trovarci!

Ci saranno anche animali da fattoria quali galline, paperelle, pecore (immancabili in Abruzzo), probabilmente un cavallino o un asinello e tutte le strutture saranno pet-friendly per dar modo a tutti di non separarsi dai propri amici a 4 zampe!

Nel progetto sono previsti anche i “Caravan dei Nani”, dei caravan di legno costruiti appositamente e che ricordano quelli dei gitani del 1800 ma avranno uno stile più nanesco, in quanto abbiamo immaginato che codesti personaggi barbuti che tanto apprezzavano la compagnia dei mezzuomini andassero di tanto in tanto a trovarli arrivando sui loro bizzarri carri. Anche lì si potrà dormire e saranno comodissimi, anche se lo spirito di chi ci dormirà sarà un tantino più avventuroso!

Se si dovesse superare la soglia del crowdfunding è prevista anche la costruzione del “Drago Verde”, un pub aperto anche al pubblico tutto in stile medioevale dove poter far festa tutti i giorni!

In pratica avreste un luogo simile in tutto e per tutto ad un villaggio fantastico con le case scavate sotto la collina, con personaggi di ogni risma!

Per rendere ancora più avvincente il soggiorno che, ripeto, sarà come quello di un agriturismo con la differenza che avrete sempre noi, famiglia Gentile, tra i piedi, vi daremo la possibilità di portarvi o di prestarvi dei vestiti tipici della Contea (o dei Nani o degli Elfi o come preferite) per vivere ancora più intensamente l’esperienza qui da noi!

E se mai doveste venire in una giornata di pioggia e non godervi la tranquillità rigenerante della natura, nella Grande Casa sarà predisposta una Grande Sala del Gioco, dove insegnare a giocare di ruolo o dilettarsi con innumerevoli giochi da tavola o racconti davanti al camino!

Pensate di rimanere per diversi giorni qui da noi e volete vivere anche delle avventure? Nessun problema! Col nostro progetto collaterale: “Abruzzo – Terra di Mezzo” vi faremo vivere delle vere avventure! Immaginatevi vestiti con gli abiti degli eroi che amate e fare un’escursione a cavallo a Campo Imperatore, o pagaiare in canoa mentre degli orchi vi tirano addosso delle frecce (finte!!!) dalla sponda! Abbiamo in serbo per voi esperienze ed avventure a non finire!

Inoltre la mia esperienza pluridecennale come organizzatore di eventi tornerà utile nei tantissimi eventi che già realizziamo e che con la Contea Gentile pronta renderemo ancora più entusiasmanti!

Tutte queste idee ed esperienze noi le portiamo già avanti da tempo e la costruzione della Contea farà sì che chi parteciperà a questi eventi abbia anche un luogo sicuro, confortevole e meraviglioso al quale fare ritorno dove giornate epiche in giro per l’Abruzzo!

4) Questo progetto ha avuto alcune problematiche e difficoltà da affrontare.

In Italia la regolamentazione sull’edilizia è molto severa. Perciò, quando abbiamo pensato di costruire le case ipogee (sotterranee) per la Contea Gentile ci siamo scontrati con la dura realtà: non sempre è possibile fare certe cose. Siamo infatti partiti dalle leggi per capire in che modo ricostruire queste strutture il più fedelmente possibile e siamo giunti ad un compromesso:

Le 4 strutture più piccole saranno sì seminterrate come le originali perchè saranno accatastate come “bungalow”, mentre la Grande Casa, anche per via dei punti luce e i punti aria necessari per ogni stanza, non potrà essere completamente interrata.

Ma avrà un tetto a cupola sul quale ci saranno oltre 50cm di terra sulla quale coltivare prati e anche ortaggi e ci saranno rampe di terra e piante rampicanti che correranno lungo tutta la struttura e che daranno l’impressione che sia davvero sotto la collina.

L’altra problematica, importante, che abbiamo affrontato, era la questione del Copyright.

Come avrete notato, non ho mai usato la seguente parola: HOBBIT®.

Effettivamente tutto il progetto è commercialmente estraneo alle opere dello scrittore J.R.R. Tolkien in quanto, alcune nomenclature sono dei veri e propri brand e noi non ne deteniamo i diritti.

Tuttavia è permesso costruire case ipogee con infissi rotondi se ci si dissocia totalmente dai nomi che le multinazioni ad essi legati detengono.

Ed effettivamente sarà così. Ma non sarà una definizione o un nome (che ormai è diventato un prodotto commerciale) a cambiare la mia essenza o quella delle persone che amano questo progetto.

Ci siamo rivolti ad avvocati ed esperti del settore per risolvere la problematica.

5) Donazioni e Rewards:

Come ogni campagna di Raccolta Fondi, ci sono dei “range” di donazioni che si possono fare per sostenere il progetto e dei regali di ringraziamento che si possono ricevere a seconda della donazione.

Anche noi abbiamo improntato il crowdfunding nello stesso modo.

Vi dico la verità: avrei voluto dare i premi corrispondenti per donazioni minori di quelle che effettivamente abbiamo messo, ma sostenendo le spese per i reward, sarebbe stato molto più difficile poi arrivare alla cifra del crowdfunding completo.

Ad esempio: inizialmente avevo pensato di dare la possibilità di pre-prenotare una notte nella Contea Gentile con una donazione da 100 euro. Ma i costi relativi ai soggiorni con il relativo vitto (noi vi daremo sia la prima che la seconda colazione!!!) non mi avrebbero permesso di ricavare una percentuale adeguata per la costruzione della Contea, perciò abbiamo messo il reward ad un prezzo maggiore. Spero possiate capire questa scelta, ma è stata doverosa.

Come vedete il progetto ha un costo enorme e anche se il seguito di questo progetto è molto ampio, siamo ben consci che i vari reward dei premi hanno un costo alto. Ciononostante ci rivolgiamo anche a coloro che amano il progetto ma non hanno i fondi per aiutarci a sostenerlo economicamente: ogni aiuto è indispensabile perchè anche i più piccoli possono cambiare il corso del futuro! Spargete la voce, diffondete la notizia che La Contea sta per essere costruita e che sarà sempre un luogo di ritrovo per coloro che hanno ancora la gentilezza e la magia nel cuore!

Who I am and What I want to do.

My name is Nicolas Gentile, I am 37 years old and I am tired of dreaming!

I want to realize my dreams and one of them, the most beautiful and genuine and pure is to build The Shire of the halflings described in books and movies!

I have a degree in Geology but I have been a pastry chef for 15 years.

Years ago I started to create fantastic themed events where food and especially sweets were at the center of everything and in fact these events have always been a huge success because I discovered that conviviality, being together and sharing food with strangers helped to cement relationships and created a real spell among the participants of these events.

But over time this also began to hold me tight.

The events were small scraps of time in which to live a fantastic context, but I wanted this magic to last much, much longer!

That’s why I decided to create a wonderful place loved by everyone since childhood but that had within it the same spirit of conviviality and peace and kindness that I have always dreamed of: “La Contea Gentile”, the Gentle Shire!

What is the “La Contea Gentile” project?

This project has two components, the more human and social and the architectural.

As for the first one, I want it to be a real place, not made of fiction like an amusement park, where people can meet and live moments of pure magic and simplicity, knowing me and my family that we will manage everything in a completely natural and family-run way.

Architecturally the Contea Gentile is a beautiful piece of land of over two hectares immersed in the countryside in the hills of Abruzzo, in Italy and on which houses will be built inside the hill. A Large House of over 350 square meters with countless rooms and halls in which to get lost as in a den and 4 other smaller underground houses (about 50 square meters) where you can stay and eat and live adventures. I don’t want to build all this for mere economic purposes. Of course, it will have to support itself and therefore it will be a sort of “fantasy farm”, but the real intent is to attract here and around me, people in whose eyes still hides the wonder for these aspects of Life.

How much will it cost to make “La Contea Gentile”?

To build the whole thing you will need one and a half million Euros (1,500,000 € ).

The cost is due to a large extent to the type of materials and construction techniques that will work to make the Shire: in fact, we want everything to be eco-sustainable and eco-compatible, because Nature is our true Shire and we must take every minimum precaution not to destroy it further and to preserve it. The houses will be made of laminated wood deriving from ad hoc plantations and the fillings in biological material. The facilities will have above-average energy efficiency and perhaps, the only polluting aspect of their construction, will be the transport of the material to the Shire. But we hope to solve this problem as well.

Much of the cost of the project will be allocated to the Great House. I decided to make it big, really big and extremely comfortable and labyrinthine because I believe that everyone, at least once in their life, has dreamed of being able to cross the green round door and get lost in the corridors of the House in the Hill. I could also have scaled down the project or done everything in reinforced concrete to reduce costs, but it would no longer be the crowning achievement of a dream but only something that could resemble us and that it was not. No, when you realize a dream you do it for real or you don’t do it at all.

From the estimates of the builders the Great House will have a construction cost of about 650 thousand euros to which to add the costs for the foundations, the systems and all the interiors that will also be like those we imagine from which we dreamed of entering into them. So almost a million euros will be needed just for the Big House.

The other structures, which will be stacked as bungalows, will be approximately 50 square meters and inside they will have a spacious bedroom, a comfortable and well-equipped bathroom (of course, maybe the halflings did not have these modern conveniences, but if we really want to be as comfortable as they are we will have to enjoy modern standards of comfort!) and a sitting room with a real fireplace, to be turned on in the autumn and winter months.

These structures will be connected by paths, bridges and alleys that can be traveled savoring the scents and colors of the countryside.

There are already many wonderful trees in the Gentile Shire, including an Oak over 200 years old, but we want to plant others, including fruit, and hedges and flowers of every color and smell and have vegetable gardens to cultivate and to cultivate to those who will come to visit us!

There will also be farm animals such as chickens, ducks, sheep (inevitable in Abruzzo), probably a horse or a donkey and all the facilities will be pet-friendly to give everyone the opportunity not to part with their pets!

The project also provides for the “Caravan of the Dwarves”, wooden caravans built specifically and reminiscent of those of the gypsies of the 1800s but will have a more dwarf style, as we imagined that these bearded characters who so appreciated the company of the half-men went from time to time to visit them arriving on their bizarre wagons. Even there you can sleep and they will be very comfortable, even if the spirit of those who will sleep there will be a little more adventurous!

If you were to exceed the threshold of crowdfunding is also planned the construction of the “Green Dragon”, a pub also open to the public all in medieval style where you can party every day!

In practice you would have a place similar in all respects to a fantastic village with houses dug under the hill, with characters of all shapes!

To make the stay even more exciting which, I repeat, will be like that of a farm with the difference that you will always have us, Gentile family, between your feet, we will give you the opportunity to bring or lend you typical clothes of the Shire (or the Dwarves or the Elves or as you prefer) to live even more intensely the experience here with us!

And if you ever come on a rainy day and not enjoy the regenerating tranquility of nature, in the Great House there will be a Great Game Room, where you can teach role-playing or dabble with countless board games or stories in front of the fireplace!

Do you plan to stay for several days here with us and also want to live adventures? No problem!

With our side project: “Abruzzo – Middle-earth” we will make you live real adventures! Imagine dressed in the clothes of the heroes you love and take a horseback ride to Campo Imperatore, or paddle in a canoe while orcs shoot arrows (fake!!!) at you from the shore! We have endless experiences and adventures in store for you!

In addition, my decades of experience as an event organizer will come in handy in the many events that we already carry out and that with the Gentile Shire ready we will make even more exciting!

All these ideas and experiences we have been carrying out for some time and the construction of the Shire will ensure that those who participate in these events also have a safe, comfortable and wonderful place to return to where epic days around Abruzzo!

This project had some problems and difficulties to deal with.

In Italy the regulation on construction is very strict. Therefore, when we thought of building the underground (underground) houses for the Gentile Shire we clashed with the harsh reality: it is not always possible to do certain things. In fact, we started from the laws to understand how to rebuild these structures as faithfully as possible and we came to a compromise:

The 4 smaller structures will be basement like the original ones because they will be stacked as “bungalows”, while the Big House, also because of the light points and the air points necessary for each room, can not be completely buried.

But it will have a domed roof on which there will be over 50cm of land on which to grow meadows and also vegetables and there will be ramps of earth and climbing plants that will run along the entire structure and that will give the impression that it is really under the hill.

The other important issue we addressed was the issue of Copyright.

As you may have noticed, I never used the following word: HOBBIT®.

Actually the whole project is commercially foreign to the works of the writer J.R.R. Tolkien because, some nomenclatures are real brands and we do not hold the rights.

However, it is allowed to build underground houses with round fixtures if you totally dissociate yourself from the names that the multinationals linked to them hold.

And indeed it will be so. But it will not be a definition or a name (which has now become a commercial product) to change my essence or that of the people who love this project.

We turned to lawyers and experts in the field of copyrights to solve the problem.

Donations and Rewards:

Like any fundraising campaign, there are ranges of donations that can be made to support the project and thank you gifts that can be received depending on the donation.

We have also shaped crowdfunding in the same way.

I tell you the truth: I would have liked to give the corresponding prizes for smaller donations than we actually put, but supporting the expenses for the rewards, it would have been much more difficult then to get to the figure of the full crowdfunding.

For example: initially I had thought of giving the possibility to pre-book a night in the Gentile Shire with a donation of 100 euros. But the costs related to the stays with the relative food (we will give you both the first and the second breakfast!!!) they wouldn’t have allowed me to get a proper percentage for the construction of the Shire, so we put the reward at a higher price. I hope you can understand this choice, but it was a must.

As you can see, the project has a huge cost and even if the continuation of this project is very large, we are well aware that the various rewards of the prizes have a high cost. Nevertheless, we also turn to those who love the project but do not have the funds to help us support it economically: any help is essential because even the little ones can change the course of the future!

Spread the word, spread the news that The Shire is about to be built and that it will always be a gathering place for those who still have kindness and magic in their hearts!
