The home is zoned as a single family, however due to it formally being an assisted care facility with multiple suites and  9 full baths, the banks wont provide me with a residential loan.

They are suggesting a commercial loan. I have been in the loop of working with various lenders and it seems to be the same result during underwriting-and time is running out!

Here  are the reasons for this short fundraising timeline:

I’m currently in contract for the home that I will use as a creative Residency location in Bennington, Vermont called the IMAGINASIUM

The Closing date is this Tuesday, September 12th 2023. This campaign is going for little over a week and I am expecting to share this as proof to the seller that I am taking public initiative and to hold the property til we sort this out. 

My options are to:

• Connect with a partner to help with acquiring this property 
• Acquire a commercial loan which will require a 30% down payment of $108,000 
• Purchase the home in cash Approx $360K + Taxes

I tried to acquire it on my own and to no avail. I am leaning on the community that this Residency will ultimately serve. Your timely contribution plays a vital role in helping me reach this goal.

About me: Divine Bradley

I’m not just an enthusiastic dreamer; I’m a proud father of incredibly creative children and a dedicated advocate for students and changemakers. For over two decades, I’ve transformed ordinary spaces into vibrant hubs that nurture creativity and meaningful connections. Recently, I completed my graduate studies at Bennington College, where I consolidated my life’s work and envisioned The Imaginasium.

During my journey, I’ve partnered with prestigious institutions like Bennington College, global giants like Polo Ralph Lauren, Starbucks, Pepsi, Staples, XQ, Ashoka, and many others. Together, we’ve ignited the imaginations of countless individuals worldwide. 

I’m embarking on a mission to raise a minimum of $150,000  for a commercial loan OR Connect with a partner in the community that can help me acquire this property for our program.

I believe it’s entirely achievable with your support. This crucial sum will help us secure a down payment for a commercial loan for our Residency location—We also have a large Experience studio filled with spaces for you to  host POP-UP experiences and events in Bennington, VT as a perk!

The Imaginasium already boasts various types of  spaces, locations, and studios through our valued partnerships, with over 1,000 combined acres to create in. However, our vision extends to establishing our own Experience studio and a creative residency program where individuals can immerse themselves while developing, launching, or completing their creative projects.

We also want to collaborate with schools and educators to use the studios to create out of  classroom experiences.  Producers, event planners, and content creators are welcome.

Our Experience Studio is strategically located right at the NY/Vermont border. Located in the Monument Arts and Cultural Center that offers 36,000 Sq Ft of various spaces, with the Imaginasium having a designated 5,000 Sq Ft to utilize.

This campaign invites you to contribute to the birth of a one-of-a-kind creative playground, just a few hours away from bustling cities like New York City, Boston, and Montreal. Your support will help us establish the inaugural installment in our network of creative retreats.

When I became a parent, I made the heartfelt decision to put my dreams of creating a place like this on hold. Instead, I dedicated myself to supporting other spaces and places, a journey rich with cherished memories and achievements.

This journey is dedicated to all dreamers. Especially the parents that have dreams but  may need the support and space to explore them. The Imaginasium is also for families. For adults and their children to create memories. 

Overall the Imaginasium is for all.  May it serve as a launching pad and portal to new connections.
